What this section is

Gateway settlements tracks card/UPI payment-gateway payout batches (e.g. Razorpay): gross charges, fees, expected net, and what actually hit the bank. Create a batch from the gateway payout report, attach matching folio payment lines, then update status. A discrepancy means bank credit ≠ expected net (fees, chargebacks, timing). This is not OTA remittance reconciliation (that stays under Distribution).

In the owner dashboard

Open Payment gateway settlements under Listing / Property after you claim a stay. Same vocabulary as Help Academy.

~11 min

Typical time to read this guide and complete the screen once for a small property.

Finance · Cash & banks

Control the drawer and bank side: cashier shift, cashbook, UTR/UPI refs, payment reconciliation, and gateway settlements.

Help cues

When to use it

Cue 1

Gateway payout SMS/email arrives.

Cue 2

Bank credit for “RAZORPAY” needs folio matching.

Cue 3

Fee % looks wrong vs contract.

Do this

Step-by-step

  1. 1

    Create settlement batch

Finance → Settlements → Create. Gateway, settlement date, gross, fees, net, bank ref/UTR if known.

    India example: Razorpay · gross ₹50,000 · fee ₹1,000 · net ₹49,000.
  2. 2

    Attach folio payments

On the settlement show page, attach the card/UPI folio lines that belong to this payout. Detach mistakes.

India example: Attach 12 checkout UPI lines · sum ≈ gross.
  3. 3

    Confirm bank and status

When ₹49,000 hits the bank, confirm; if bank ≠ net, record discrepancy and investigate. Mark reconciled/void per SOP.

India example: Bank ₹49,000 · status reconciled · no discrepancy.

Tips

One payout batch = one settlement row — do not merge two Razorpay days into one blob. · After attach, folio-side Reconciliation should move toward matched.

Common mistakes

Recording only the net bank credit and ignoring fees — profit looks better than reality.
