What this section is
Pricing calendar is the month grid for day-level rate and restriction tweaks on top of rate plans. Use it for Diwali week spikes or a one-off cricket match weekend — not for renaming your whole BAR (Best Available Rate) structure.
In the owner dashboard
Open Pricing calendar under Listing / Property after you claim a stay. Same vocabulary as Help Academy.
~9 min
Typical time to read this guide and complete the screen once for a small property.
Rates & offers
Price what you sell: rate plans, calendars, seasons, offers, coupons, and GST / taxes & fees.
Help cues
When to use it
Cue 1
Raising Friday–Saturday for a festival week.
Cue 2
Dropping a soft Tuesday mid-monsoon for direct demand.
Cue 3
Checking what rate the desk will see next weekend.
Do this
Step-by-step
-
Open Pricing calendar
Rates & offers → Pricing calendar. Choose room type / rate plan and month.
India example: Deluxe CP · October · highlight 18–20 Oct Kochi festival. -
Set date overrides
Raise or lower the nightly rate for selected dates. Note the reason for the owner/revenue review.
India example: Fri–Sat Deluxe CP → ₹4,500 (was ₹4,200) for 18–19 Oct. -
Align channels
Update OTA extranets to the same numbers and attest under Distribution when you publish manually.
India example: Booking.com calendar matched · attest “18–19 Oct Deluxe BAR”.
Tips
Seasonal pricing is better for long named peaks (20 Dec–5 Jan); calendar is better for short spikes. · Always open New booking for a test date after changing — confirm the desk sees the override.
Common mistakes
Changing OTA only and forgetting PMS calendar — walk-ins undercut your own peak rate.

Short spike → Pricing calendar. Do not invent a permanent “Diwali plan” you forget to delete.
